a reality for families who have used sweat equity to build their own homes.

How it Works
Traditionally, high labor costs are associated with building a home. In
the Mutual Self Help Housing Program, family members work the hours
necessary to build homes. This saves you money, plus your labor is your
downpayment. Each Family commits a minimum of 32 hours of labor per week
for six to nine months. No skills are needed. Experienced
construction supervisors will guide you through each step of the process.
Affordable Payments
USDA Rural Development (funding source) provides subsidy that reduces
the monthly payments for all eligible homebuyers. Monthly house payments
are adjusted to your family's income level. You could pay less each
month for your new home than what you pay to rent your apartment.
Homebuyer Contributions
- A willingness to
work cooperatively with other participants towards the common goal of
homeownership
- Commit 32 hours of
sweat equity labor per week
- Attend all
preoccupancy meetings
- Willingness to
share construction knowledge with other participants
SHHIP Contributions
- Prepare you for
homeownership
- Knowledgeable
construction supervisors who will guide you through the construction
process
- Our staff will
manage loan funds while your house is in construction
- Provide
information about mortgage payments, property taxes, insurance,
property maintenance, etc.

A $480 deduction will apply to annual income for each child under the
age of 18 who lives in the household. Adults attending school full-time may
also receive a $480 deduction on yearly income.

Self-Help Housing Rehab
The Self-Help Rehab Program is funded by the USDA Rural Development
and/or the USDA Housing Preservation Grant. Loans and Grants are provided to
make repairs on homes located in the designated rural areas.
Service Information
Homeowner must be able to supply labor. Technical assistance is provided
by SHHIP. Services include, but are not limited to:
- roofing
- plumbing
- electrical
- interior and exterior
repairs or improvements
- and handicap
required remodeling

Energy Partners Weatherization
The residential weatherization program is provided by PG&E to help
their customers save money on utility bills by installing energy efficient
weatherization measures.

Heating & Cooling Repair Assistance
This is a LIHEAP program funded by the State Department of Community
Services and Development (CSD). The program can provide assistance with
repairing or replacing faulty or non operating heating and/or air
conditioning equipment.
